The types of land surveys include: ALTA survey. Boundary survey. Location survey. Subdivision survey. Site-planning survey. Construction survey. Topographic survey. Boundary survey A boundary survey is used to determine the exact location of property boundaries and corners of a piece of land. Location survey A location is similar to a boundary survey, but it also includes site improvements.
Subdivision survey A subdivision survey is used to divide a parcel of land into multiple lots for a subdivision. Site-planning survey A site-plan survey is used to plan the development of site improvements. Construction survey A construction survey involves the surveyor staking out the location of planned structures and improvements.
Topographic survey Topographical surveys lay out the location of natural and man-made features on a property.
The report also helps when you come to sell the house on, as it proves that the house was in a certain condition when bought. The Building Survey will show the most detailed information on a house structure and materials; it is usually recommended for all houses and particularly for older properties.
There is an option to add a valuation on to this survey if you wish. The Condition Survey will show a very brief overview of the property, with major defects presented only. We usually find that the Condition Survey is not very useful for clients, as it only gives very limited details about the house or flat; however it is the most budget-friendly. If you want to buy an extended title insurance policy, you have to order a new survey.
Title insurance companies will insure you against anything that should have been found on a survey but, to get this insurance, you need to have a new survey done so that they can exclude anything that is already an issue. While extended coverage isn't always required, some lenders prefer it.
Using an old survey is not recommended because it won't reflect any changes that have happened to the property or around it. It may also be so old that the surveyor is no longer responsible for it. However, working with the surveyor that did the old survey can be an excellent way to save time and money. While he will still visit the property and survey for any changes so that he can re-certify the survey, he may be willing to give you a discount since he is saving time by re-certifying an existing survey.
At a minimum, you can usually negotiate a lower price just because he would like to keep the property's business. In California, all surveyors must be licensed by the state. Due to the cost, some properties change hands without having a survey completed.
